【崗位職責】

1. 宏觀與行業研究: 定期追蹤並深入分析全球、中國內地及香港房地產市場(特別是學生公寓、長租公寓等細分賽道)的宏觀經濟數據、政策動向與行業趨勢,撰寫高質量的研究報告。

2. 投資分析與測算: 負責潛在地產投資項目的初步篩選、可行性研究與深入分析;獨立搭建複雜的財務測算模型,進行現金流預測、投資回報評估及敏感性分析。

3. 盡職調查與交易執行: 參與或主導投資項目的全流程管理,包括項目尋源、商業談判以及與外部顧問(律所、四大等)對接完成全方位的盡職調查。

4. 資產管理支持: 結合市場研究與投資測算結果,為公司現有的學生公寓資產組合提供資產增值、運營優化及退出策略的專業建議。

5. 團隊協作與拓展: 協助管理層拓展並維護與開發商、投資機構、金融機構的合作關係;指導初級分析師的工作。

【任職要求】

1. 核心經驗要求:申請人必須同時具備海外及中國內地市場的地產投資工作經驗,熟悉不同市場的投資邏輯、交易架構及政策環境。

2. 工作背景: 擁有3-5年知名房地產私募股權基金、開發商投資部、頂級諮詢公司或投行相關工作經驗。具備「學生公寓」或「長租公寓」資產類別經驗者優先。

3. 教育背景: 房地產、金融、經濟學、會計學等相關專業本科及以上學歷。

4. 專業技能: 具備極強的商業敏銳度和邏輯分析能力;精通Excel財務建模,能獨立完成複雜的投資測算及PPT投資報告製作。

5. 語言能力: 具備出色的中英文雙語溝通與讀寫能力(能以英語作為工作語言),普通話流利。掌握粵語者優先考慮。

6. 個人素質: 具備出色的抗壓能力、多任務處理能力及自我驅動力,能夠在快節奏的諮詢環境中交付高質量結果。

Job Title: Real Estate Investment & Research Manager Location: Hong Kong Reporting to: Partner / Business Director

[Company Profile] Based in Hong Kong, we are a premier professional consulting firm specializing in real estate investment and student accommodation (PBSA) leasing. We are dedicated to providing our clients and partners with precise market insights, asset allocation strategies, and innovative leasing operational solutions. To support our expanding business footprint, we are seeking a high-caliber industry professional with a global vision and local expertise to join our team.

[Key Responsibilities]

1. Macro & Industry Research: Track and deeply analyze macroeconomic data, regulatory changes, and industry trends across global, Mainland China, and Hong Kong real estate markets, focusing on niche sectors such as student accommodation and long-term rental apartments. Author high-quality research reports.

2. Investment Analysis & Underwriting: Lead the screening, feasibility studies, and in-depth analysis of potential real estate investment opportunities. Independently build complex financial models for cash flow forecasting, investment return valuation, and sensitivity analysis.

3. Due Diligence & Transaction Execution: Participate in or lead the end-to-end execution of investment transactions, including deal sourcing, commercial negotiation, and coordinating with external advisors (law firms, Big 4, etc.) for comprehensive due diligence.

4. Asset Management Support: Provide strategic recommendations for asset appreciation, operational optimization, and exit strategies for the firm's existing student housing portfolio based on research and underwriting insights.

5. Relationship Management & Mentorship: Assist management in expanding and maintaining relationships with developers, institutional investors, and financial institutions. Mentor and guide junior analysts.

[Requirements]

1. Core Experience Requirement: Applicants MUST possess real estate investment work experience in both overseas and Mainland China markets, with a deep understanding of investment logic, transaction structures, and regulatory environments across different jurisdictions.

2. Professional Background: 3-5 years of relevant experience in top-tier real estate private equity funds, property developers' investment departments, leading consulting firms, or investment banks. Experience in "Student Accommodation" (PBSA) or "Co-living/Long-term Rental Apartments" is highly preferred.

3. Education: Bachelor’s degree or above in Real Estate, Finance, Economics, Accounting, or related disciplines.

4. Technical Skills: Strong commercial acumen and analytical capability. Advanced proficiency in Excel financial modeling, capable of independently handling complex underwriting and preparing high-quality investment presentations.

5. Language Proficiency: Excellent bilingual communication skills in English and Chinese (Mandarin is required; fluency in written and spoken English as a working language). Knowledge of Cantonese is a strong plus.

6. Personal Attributes: Strong ability to work under pressure, manage multiple tasks simultaneously, and maintain high self-motivation in a fast-paced consulting environment.
